THE SCOPE OF DESIGN.
M/s STUDIO TECHTURE or the concerned divisions, hereinafter referred to as the DESIGN AND BUILD firm/company, shall provide DESIGN AND BUILD option for the envisaged project.
For the first consultation, we suggest you should carry the Digital Contour Survey Plan/Detailed drawings of your property, any inspiration, and discuss your requirements, your lifestyle and personality in detail with us.
(The design prepared/envisaged by M/s STUDIO TECHTURE - DESIGNS is based on the project brief given by the client).
THE SERVICE BREAK-UP.
We shall prepare a Conceptual schematic Design solution to the project.
(The design prepared/envisaged by us is based on the project brief given by the client).
The conceptual design will include:
General floor furniture layouts,
Schematic section (if required) to supplement/explain the design.
Draft/clay view/Views to supplement/explain the design
Tentative area calculation.
Finalisation Of Design:
We shall prepare final Design documents based on the inputs received on the Conceptual Design documents.
Design finalisation stage shall include:
Corrected/improved Design drawings based on the feedback from the client.
Modified/edited Schematic sections (if required) to supplement/explain the design.
Modified Sketch-up or similar views to supplement/explain the design.
Area calculation
Approval Drawing:
We shall arrange/prepare necessary drawings and documents for submission to local authorities for statutory approvals (If this stage is included in the scope and terms).
The submission documents may include.
Site / Key plan
Building plan showing relevant details
Sections & Elevations (required only)
General/required specification.
Detailed area statement
Statutory Approval:
We shall assist Client in providing any clarification to local authorities, as required (If this stage is included in the scope and terms). (Note:- ‘M/s STUDIO TECHTURE - DESIGNS’ shall engage liasoning agencies for the same and the payment shall be made by the client). All payments to authorities such as Municipal office, corporation office, village office, geology department, panchayats office, P C B, Fire etc.. etc.. shall be paid directly by the client.

Prepare and issue required Sketch Up/working drawings for construction.
Shall approve samples of various elements and components.
Shall check and approve shop drawings from vendors.
Visit and inspect the work site, at intervals. Constant supervision will not be there.
Shall prepare supplemental and clarification drawings, as required.
Shall authorise payment if required.
Other Extra Services:
Any additional services done by M/s STUDIO TECHTURE and it's divisions beyond the Schedule of services mentioned above shall be compensated for by the Client on mutually agreed terms.
RESPONSIBILITIES OF THE CLIENT:
For Building Design/Planning:
Detailed and accurate topographical digital survey with
Site levels including M S L and contours(if any).

Existing drains, streams, compound walls and its ownership, retaining walls, wells with water levels, etc…
Alignment, spread, levels and voltage of power lines crossing/nearby.
Crossing or passing nearby, K W A or Gas lines if any.
Neighbourhood plot levels.
Details regarding Railway lines, Aerodrome vicinity, Defense, Military, Jail
Flood levels for the last 10 years(max: lvl).
Detailed requirements of the project.
Detailed plans, Sections and existing building details if any.
All finalised service drawings from consultants.
Changes to the design shall be executed only after mutual prior approval from M/s STUDIO TECHTURE - DESIGNS.
Value the services and advice from M/s STUDIO TECHTURE - DESIGNS.
Any other information, documents, assistance etc which may be needed.
For Interiors, Landcape etc....
Detailed requirements of the project.
Detailed plans, Sections and existing building details if any.
All finalised service drawings from consultants.
Changes to the design shall be executed only after mutual prior approval from M/s STUDIO TECHTURE.
Value the services and advice from M/s STUDIO TECHTURE.
Any other information, documents, assistance etc which may be needed.
THE FEE
This will be calculated on the ‘’Total Built‐Up’’ Area, except the Water Tank and Gate.
Any tax levied by law, such as GST etc., contingent to our professional services, shall be paid by the Client, over and above the gross fees charged in relation to the services provided.
PAYMENT SCHEDULE.
Preliminary Site Visits:
Preliminary advance towards initial site visit will be there (+ GST) for projects outside Kozhikode district (Will be adjusted against retainer fee). The Client should provide ''to'' and ''fro'' travel, food, accommodation and local transport for all other states.
The fee shall be paid in the following stages consistent with the work done plus other charges and reimbursable expenses as agreed upon:
Non Refundable retainer ''The Amount'' + ''GST''. (Non Refundable Retainer means the additional payment to be made initially before starting the work, over and above the gross fees payable and this will be deducted in the last (completion stage) payment/s.).
NOTE: Non Refundable Retainer cannot not be adjusted if the project is dropped in between.
STAGES FOR PROJECTS: - BUILT-UP AREA BELOW "2.0 LAKH" Sq Ft.....
Design Concept 20% of total fee payable.
Finalisation Of Design 30% of total fee payable.
Approval Drawing 40% of total fee payable.
Working Details 90% of total fee payable (in 4 equal instalments).
Project Completion 100% of total fee payable (less Non Refundable retainer).
STAGES FOR PROJECTS: - BUILT-UP AREA ABOVE "2.0 LAKH" Sq Ft.....
Design Concept 15% of total fee payable.
Finalisation Of Design 30% of total fee payable.
Approval Drawing 40% of total fee payable.
Working Details 90% of total fee payable (in 4 equal instalments).
Project Completion 100% of total fee payable (less Non Refundable retainer).
Note:
1, Option for MONTHLY EQUATED INSTALMENTS are available or can be worked out for WORKING DETAILS stage onwards.
2, "PROTOTYPE VILLA / COTTAGE" means: - Villa units or Cottage units with minimum "5" repetitions.
COLLABORATION:
As a part of our company's motto we (M/s STUDIO TECHTURE - DESIGNS) may collaborate with design firms who are comfortable working with us. Collaboration is our motto because we strive to become better and better and also its our humble effort to provide better result to the works we do. We may divide responsibilities with the collaborating firms.
Billing Procedure:
Estimates are prepared at stages and presented for approval. Upon approving the estimate invoice is raised including GST and other levies if any.
Payments shall be made in favour of ‘M/s STUDIO TECHTURE’ (shall inform otherwise).
Payment Terms:
We expect that our fees are paid within ‘’7 Days (unless specified) of receipt’’. In case the project is dropped or held up indefinitely for any reasons, fees for the completed stage of consultancy as per the above schedule of payment shall be paid.
Reimbursable Expenses: (billed monthly).
Actual cost of ‘’to’’ and ‘’fro’’ travel, food & accommodation and local transport for site visits by the staff in connection with the execution of work.
Site Visits - Annual.
Cost of presentation models, computer simulation, presentation drawings, additional printouts of drawing (Hard copies), courier charges etc etc other than the design and execution of the project.
Additional visits will be made upon request from the client but it is applicable.
Our work/service is not free.
Any work/activity in favour of the client and project shall be charged.
These are the reasons to stop working on the project.
The project stops automatically when the validity of the terms expires.
If the client fails to pay the Non Refundable retainer.
If the client refuses to pay the cost incurred to us for the activities we did in favour of the Client, as agreed.
If the payments do not match with the payment stages, because all the works/services from M/s STUDIO TECHTURE and its divisions are linked with the deliverables. The deliverables are delivered through the dispatch section under accounts department.
If the client fails to pay the term wise/stage wise payments, more than agreed/stipulated time and also affecting the progress of work..
If the project was dropped by the client half way, then the client can finish the payment up to that stage which is running that time and stop the project.
Dimensions at site should “sync” with final G F C drawings issued and no deviations from final G F C drawings shall be made without prior approvals. If this does not happen after repeated instructions from us, to correct it.
If the authorities give notice for stoppage of work and the client fails to resolve the issue indefinitely.
The design made for the project and its supporting drawings, documents, views etc... (including this scope and terms) are the intellectual properties of M/s STUDIO TECHTURE - DESIGNS. It shall not be copied or used for any other purposes or projects.
Revisions and changes made upon request other than already approved, shall be charged extra (After Stage 2, "Finalisation Of Design") and the rate will be specified based on the scale & nature of the project and subject to a minimum of 1.5 Lakhs).
The rate for revision is applicable only for the revised area where changes/revisions happened/applied.
Project Period:
Project period will be mentioned in the terms.
Project period starts from the date of "signing the agreement" or the "date of credit of the non refundable retainer" (whichever is later) in our office account. (“Years/Months will be mentioned in the Scope And Terms”) .
Any services from M/s STUDIO TECHTURE - DESIGNS after this period shall be compensated.
Otherwise and if the client wish to continue, then this scope and terms has to be reviewed and revised after the prescribed project period mentioned above.
Termination Method:
This agreement may be terminated by giving a written notice of 30 days. Client shall pay the fees due for the work completed/stage till that date.
Terms Validity :
The terms are valid for a period of 30 days only.
